LÄNDE 3 SITE, VIENNA: A RAPIDLY CHANGING LOCATION

The starting signal has been given for the repositioning and redesign of the Lände 3 location. The entry of Post AG into its new premises marks the beginning of the development of a modern urban district in Vienna.

 

The project known as “Lände 3”, was launched by CA Immo in early 2010 and involves extensive development and restoration of the property on Erdberger Lände in Vienna’s third municipal district, with the aim of creating a forward-looking mix of residential, hotel, office and retail usage. The existing space (5.5 hectares of building land) which currently comprises a total of about 80,000 sqm rentable effective area scores highly for its ideal infrastructure (U3 underground line, airport motorway), its proximity to the centre and its location directly adjacent to the local recreation areas of the Donaukanal (Danube Canal) and Grüner Prater park. The mission statement for the area was defined in 2009 in an urban development ideas competition and recommended for further development by the Urban Development Commission in November 2010. The overriding objective of the competition was to find a future-oriented mix of residential, hotel, office and retail usage to be realised in several stages.

Post AG: new company location on Lände 3 site
CA Immo purchased the site in 2004 from Siemens, which had leased the entire space up to February 2010. Since March 2010, Siemens has relocated in a number of planned stages to its own, newly developed site. About 20,500 sqm of the total space will continue to be leased to Siemens until 2014 and to a filling station operator on a long-term basis. In December 2010, CA Immo acquired the Austrian Post AG as a new tenant. Over the next few weeks, Post AG will bring all its office units together at Lände 3 in the existing property covering about 32,000 sqm, which it has leased for five years.

Changing infrastructure and sustainable modernisation
Intensive activity aimed at revitalising and re-letting the existing space is currently in progress, including extension work on the space of about 32,000 sqm leased by Post AG. Preparations for complete modernisation of another office complex on the site with the project name “Silbermöwe” are also ongoing. The building, with a height of just under 40 metres and a total of nine floors, will see the creation of additional, modern and sustainable office space by autumn 2012 with rentable effective area of about 17,500 sqm. The aim is for the award of sustainability certification for this building. The design of the infrastructure and other external areas of the site are currently being worked out jointly with the local and municipal authorities and should be in place by autumn 2011. Further investments in the site as a whole are planned in the future.
