Prime Office Developer

Our strong track record in the development of prime office buildings and our high-quality land reserve have ensured profitable organic growth for many years. Land is increased in value through the creation of building rights and exploited profitably through sales or development. We either add completed projects to our own portfolio or sell them to an end investor. All CA Immo Group development projects meet the highest quality standards and the strictest sustainability criteria (LEED, BREEAM or DGNB certification).

Current development pipeline – focus on Berlin

Since 2008, we have built up a portfolio worth around €1.2bn in Berlin by acquiring properties in premium inner-city locations and developing high-quality buildings for our own portfolio. This makes the German capital by far CA Immo's largest and most important single market. 

We are currently implementing three projects in Berlin, two in Europacity near Berlin Central Station and one at the Potsdamer Platz office location: 

  • Upbeat is 100% pre-let and is on schedule and on budget for completion mid 2026.
  • Anna Lindh Haus is also scheduled for completion in 2026. As a hybrid timber construction, it sets new standards in terms of sustainability. 
  • The Karlsgärten project involves the modernisation and extension of the existing building at Am Karlsbad 11. Even before construction began, the future 11,500 sqm building was 100% pre-let. 

Further projects in central Berlin locations are currently in the preparation or planning phase. 

Value-creating capital rotation

Our long-term investment strategy focuses clearly on large, high-quality Class A office properties in prime inner-city locations. In line with this strategy, we sell properties that do not correspond to our core business in terms of asset class, location, building quality, age or value creation potential, thereby continuously optimising the quality of our property portfolio. 

The proceeds from these sales can be used for various purposes, including general corporate purposes, value-enhancing investments in our prime portfolio, debt repayment, share buybacks and external investments should attractive opportunities arise.
