CA Immo lets approx. 3,800 m² in Munich’s MY.O

CA Immo has signed a further rental agreement for the MY.O office building in Munich, which is currently under construction. At the beginning of 2020, the IT project services provider PENTASYS AG will relocate its headquarters from Munich’s Westend to the Schlossviertel Nymphenburg. CA Immo is investing around € 96 million in the MY.O. Construction management for the project will be handled by the CA Immo subsidiary omniCon.

PENTASYS, which belongs to the French AUSY Group, will rent around 3,800 m² of office space in total. The decisive factors for PENTASYS were not only MY.O’s very well-connected location close to the centre, but also the attractive design of the building and its modern spatial concept, which is oriented towards a new working environment. PENTASYS specialises in customer-specific IT consulting and software development and currently employs approx. 700 staff at 8 locations across Germany. MY.O will become the company’s new headquarters and so create opportunities for further growth.

 

The building, which has around 25,000 m² of rental space, is scheduled for completion at the end of 2019. Designed by Maier. Neuberger. Architekten, MY.O is located in Munich’s Nymphenburg district, in the direct vicinity of the Laim S-Bahn station on Munich’s main line. The five- to six-storey ensemble consists of a prominent main building with three additional adjoining buildings along the railway line, as well as a further solitary building set back slightly from the main group. Thanks to the floor plans’ high degree of flexibility, divisions are possible from just 280 m² upwards. House-in-house solutions with a rental area of up to approx. 5,900 m² are also possible.

The building’s architecture is characterised by the arched windows in the lower and upper floors, spanning both floors at times, and the striking green façade. It consciously utilises the style of industrial buildings from the 19th and early 20th centuries. This theme is continued in the building’s loft-like and spacious interior layout. The building concept is therefore particularly suited to the drastically changing requirements of the modern office and new ways of working. The focus is on maximum flexibility in terms of utilisation of space, combined with a highly efficient use of floorspace and an emphasis on providing a wide range of informal places to communicate, meet and work.

As with all of CA Immo’s office building developments, MY.O will be constructed as green buildings that adhere to strict sustainability criteria. Special attention was therefore paid during development to the provision of 20 e-charging stations for up to 40 cars – which corresponds to around 20% of the total car parking spaces. In addition, MY.O is located directly on the primary cycle path network and offers around 155 bicycle parking spaces, some of which are located inside the building, as well as showers and changing rooms. MY.O’s sustainable traffic concept is optimised by its location on Munich’s main suburban railway line – which guarantees quick connections to both the city centre and the airport. MY.O is seeking a Gold certification by the German Sustainable Building Council (DGNB).
