CA Immo Concludes Lease Agreement for approx. 2,600 m² in Berlin's Grasblau Office Building
Berlin, 13 February 2023 – CA Immo has signed a lease agreement with ING Deutschland for around 2,600 m² of office space in the Grasblau office building in Berlin. Germany's largest direct bank will open a location for its division “Business Banking” in the rental space. After concluding this lease agreement, the building is now 95% rented out. The overall investment made by CA Immo amounts to approx. € 71 million. CBRE and Savills acted in an advisory capacity.
The six-storey building with a total of 13,400 m² of leasable space is located in the city centre at Schöneberger Straße 21A. Grasblau is just a few minutes' walk away from Berlin's lively business centre of Potsdamer Platz. And yet, despite this urban location, the building itself is tucked away in a quiet, park-like plot directly on the Landwehrkanal.

The solid demand for leasable space - especially in these challenging and uncertain times for many companies - as well as the diverse tenant mix show that we are on the right track with our innovative overall concept. While hybrid working has become an integral part of modern office life, it is still very important to have a physical space where employees can meet and exchange ideas. We see that the demand focuses on high-quality and sustainable office space."
In light of the growing significance of holistic and sustainable development, as well as the well-being and health of the users of office buildings, CA Immo is seeking gold sustainability certification for the Grasblau building from the German Sustainable Building Council (Deutsche Gesellschaft für Nachhaltiges Bauen e. V. (DGNB)), as well as WELL Core Standard certification at gold level. Similar to the ONE in Frankfurt, which was developed by CA Immo and completed in 2022, the Grasblau is aiming to receive the WiredScore certificate for the best connectivity and the SmartScore certificate for the best digital user experience, each in the highest Platinum category.
