CA Immo completes IntercityHotel in Frankfurt

The InterCityHotel on the south side of Frankfurt Central Station was completed yesterday and handed over ready to use three months earlier than scheduled. CA Immo erected the hotel for its own portfolio and signed a long-term lease with the Steigenberger hotel group. CA Immo’s investment volume runs to some 58 million euros.

Frankfurt, 1 December 2018. The IntercityHotel Frankfurt Hauptbahnhof Süd opened for business today. With 414 rooms, it is the hotel brand’s largest building. It will therefore become the new flagship, replacing the hotel at Berlin Central Station also built by CA Immo and leased to IntercityHotel.

The building was designed by Frankfurt architect’s office Schneider + Schumacher. The hotel’s interior was designed by Italian architect Matteo Thun. The IntercityHotel Frankfurt Hauptbahnhof Süd also has six conference rooms, a bar and a restaurant. The building was built at Frankfurt Central Station in just 29 months under very cramped, inner-city conditions. The construction management and thus responsibility for awarding all works, the management of the planners as well as the companies commissioned and the entire logistics was the responsibility of the CA Immo’s construction subsidiary omniCon.

The hotel is part of the redevelopment of the entire site on the south side of Frankfurt Central Station, which CA Immo started in 2014. For decades, the total area of 8,247 m² (27057 ft²) was used as a car park. The high-rise outline plan, however, already envisaged the construction of a high-rise since the 1990s. Meanwhile, the city of Frankfurt had wanted to build an intercity bus station for some time. A need that became increasingly pressing as a result of the liberalisation of intercity coach services and the associated increase in bus traffic around the central station. The breakthrough came in 2014, with a three-part utilisation concept for the area developed by the city of Frankfurt, ABG and CA Immo. Accordingly, in a first step, up until 2016, CA Immo built a temporary multistorey car park with 350 parking spaces and 300 parking spaces for bicycles on the plot which was subsequently earmarked for a high-rise. Following the completion of the multistorey car park, the parking lot operations were relocated to the remaining areas and the construction of the bus station and the hotel commenced. The first 3 intercity bus stops were already put into operation at the end of 2016, which significantly alleviated and improved the sometimes extremely dangerous and confusing traffic situation along Mannheimer Straße. Since completing the hotel, the finishing work has begun on the bus station’s remaining 11 intercity bus stops. This means that the bus station can be put into operation gradually in the course of January 2019. Parallel to the completion of the hotel, CA Immo has also renewed all the pavements in the vicinity of the hotel. The remaining pavements around the entire site will be gradually renewed. Overall, the southern area of the central station is undergoing a significant facelift as a result of the development.
