CA Immo celebrates topping-out ceremony for the NEO office, hotel and residential building in Munich

CA Immo, together with Mayor Manuel Pretzl and numerous guests, today celebrated the topping-out ceremony for the approx. 19,300 m² NEO office, hotel and residential complex in the Berg am Laim district of Munich. The building, which is up to 16 storeys high, will be completed by mid-2020. CA Immo’s total investment in the building complex is €92 million.

Mayor Manuel Pretzl: “The NEO is not only a new office, hotel and residential building. The new Baumkirchen Mitte Quarter will also receive a landmark, visible from distance, thus enriching the district and the whole of Munich. We need more architecturally impressive buildings like this; buildings that deliver such a harmonious urban combination of different parts of life, such as working and home life. And we need more quarters that reconcile the necessary density of urban living with people’s needs for green spaces and recreation.”

The NEO building ensemble consists of a six-storey base building with 50 high-quality rental flats and a hotel and office tower standing at around 60 metres high. Tristar signed up as tenant for the first six floors of the tower even before construction began. It will operate a hotel of the Hampton by Hilton brand with 143 rooms. On the upper floors of the tower, NEO offers mod-ern office space with around 8,900 m² of usable space. 

The architects of UNStudio (Amsterdam) designed the NEO building complex as a distinctive and highly visible centrepiece for the new Baumkirchen Mitte Quarter, located right at the Berg am Laim S-Bahn station. The organic shape of NEO’s architecture is visually attractive, with striking curves making for unusual yet efficient floor plans. 

NEO is one of the last elements in the Baumkirchen Mitte Quarter, which has been developed by CA Immo. A special feature of the quarter is that a landscape park is being created as an ecological priority area, set to take up around 50% of the total 124,000 m² land area. It serves both as a habitat for rare animal and plant species and as a recreation area for local residents. Special footbridges will allow everyone to experience this previously inaccessible area. 

The Baumkirchen Mitte Quarter combines people’s desire for city life with their needs for a natural environment. In addition to the landscape park, numerous green spaces are also being created within the quarter. All residential buildings will likewise have roof gardens, some of which can be used exclusively and some jointly by the residents.

A total of around 560 flats will be built in the quarter, with most already having been occupied. Two childcare facilities and a local shopping centre on Baumkirchner Strasse with two supermarkets, a drugstore and supplementary services have also already been opened. A new sports centre is currently being built for ESV München Ost, and it will also be available to tenants of the quarter from mid-2020. The club is currently using a temporary on-site space which CA Immo has provided.
