CA IMMO AND UBM BRING TWO NEW OFFICE BUILDINGS ON TO THE MARKET IN WARSAW

Continuing success for largest Polish property development


The Poleczki Business Park, a joint project by the Austrian property companies CA Immo and UBM, is continuing its successful path despite the downward economic trend. The second construction phase, which includes two buildings with rentable effective area totalling 21,000 sqm, is planned for completion before the end of the year. More than 90% of building B1, which is covering 9,500 sqm and was completed back in August, has been let; anchor tenants are the international companies Tetra Pak and Astellas Pharma. The operating approval for the 11,500 sqm C1 building is already available; interior fittings according to tenant´s requirements are in the final stages of completion. Although the leasing activities have only recently started, tenants have already been found for 20% of the area.

One reason for the high demand from tenants is the design of the second construction phase as a green building. The two four-storey office buildings were the first properties in Poland to be awarded gold LEED Core and Shell pre-certification. 

About the Poleczki Business Park
The Poleczki Business Park, located close to Warsaw Airport, is a 50:50 joint venture by the CA Immo New Europe project development fund and UBM Realitätenentwicklung AG. The first construction phase, also consisting of two office blocks, includes about 45,000 sqm total rentable effective area and was completed in mid-2010. Over 90% of it is currently let. Total investment costs for the first two construction phases amounted to about € 140 m.

The modern office district is being developed on a plot covering approximately 140,000 sqm in total, close to the airport and directly adjacent to the motorway bypass currently under construction. In addition to very good infrastructure, high-quality architecture and energy-efficient construction, the mix of office, commercial and warehousing areas offers a variety of service providers and facilities, as well as a hotel and local amenities on site. One of the awards conferred on the overall project in the “Europe & Africa Property Awards 2010" was first prize in the category “Highly Commended Best Mixed Use Development”. Poleczki Business Park is the largest project of its type in Poland and comprises several construction phases with 16 buildings and a total of 200,000 sqm gross floor area.
