grasblau – the official morning has broken office building.

With this motto, CA Immo Group has realised a "Tomorrow Proof" office building in a central Berlin location.

The building is located in the immediate vicinity of the popular business area Potsdamer Platz, attractively situation on the Landwehrkanal. Despite the urban, inner-city surroundings directly at the central thoroughfare Hallesches Ufer, the location is advantageous as it has an extraordinarily quiet and green micro location. grasblau has been built in Berlin’s trendy Friedrichshain-Kreuzberg neighbourhood. The new building is surrounded by high trees and a park, affording a unique work-life balance.

  • Berlin Grasblau from the inside

The grasblau office building was designed by Berlin architect’s office HPP Architects. The facade, largely made of glass, mirrors the calm, green surroundings. The floor-to-ceiling windows allow lots of natural light to the back of the office space. The transparency is further supported by an atrium at the centre of the building.

The layout allows for efficient office solutions for all types of use, from individual offices to combination solutions to open space. The office floors with around 2,000 m² (21,500 ft²) of rental space can be split into smaller rental units starting at 213 m² (2,293 ft²) if required. In addition, bigger rental units include generously proportioned balconies that are up to 70 m² (753,5 ft²) large.

The highlights are the 240 m² (2,583 ft²) communal roof terrace, which is available to all tenants, and an atrium reaching to the roof and overlooked by the rental units via galleries.

grasblau’s location is excellent when it comes to transportation. Whether by the underground, car or bike, the building is ideally embedded in Berlin’s transportation network. The underground and suburban train lines are only minutes away on foot. Through the location at Hallesches Ufer, one of the city’s most important thoroughfares, as well as the proximity to the Tiergarten tunnel, the building can be reached quickly by car from anywhere in the city as well.

It has become more and more important for employees to be able to reach their workplace easily by bike. In this respect, grasblau wins over for a variety of reasons as well. The building is optimally integrated into Berlin’s bike path network and has many indoor bicycle parking spaces as well as showers for all tenants.

Potsdamer Platz fulfils all your desires when it comes to amenities. From shopping malls to countless restaurants to cleaners, pharmacies and doctor’s offices, you’ll find everything you need for your day-to-day life. Many hotels, important event venues and conference centres as well at the Tempodrom and several parks, like the Park am Gleisdreieck, can all be reached within minutes on foot.

Like all of the Group's project developments, grasblau has been developed as a green building. This includes an optimised, innovative energy concept and a holistic digitalization concept, where the requirements of the German Buildings Energy Act (GEG) have been significantly exceeding. In addition, priority has been given to non-harmful and environmentally-friendly construction materials, and showers for cyclists and charging stations for electric cars and e-bikes will be installed. 

In light of the growing significance of holistic and sustainable development, as well as the well-being and health of office buildings' occupants, CA Immo recieved a sustainability certification for the Grasblau building from the German Sustainable Building Council (Deutsche Gesellschaft für Nachhaltiges Bauen e. V. (DGNB) in gold, and is aiming for a certification in accordance with the WELL Core Standard, also in Gold. Like the ONE in Frankfurt, which was developed by CA Immo and completed in 2022, the Grasblau has received the WiredScore certificate for the best connectivity and the SmartScore certificate for the best digital user experience, each in the highest Platinum category.
