Vivico wins GBI AG as another investor in the Frankfurt Europaviertel

  • Motel One with 401 rooms
  • Citadines Apart'hotel with 165 units

GBI AG has purchased from Vivico the development sector ‘Baufeld Süd 1’ in the Europaviertel. The property comprises 8,000 square metres of land with planning approval for a gross floor area of approximately 24,500 square metres. GBI AG is planning to build on the plot a Citadines Apart`hotel, a Motel One Low Budget Design Hotel plus a further building for student living and a municipal child day-care centre for five age-groups of children to be built in compliance with passive house specifications. The total investment sum is around 65 million euro.

The Motel One in the Europaviertel will be designed for 401 rooms, making it the largest budget hotel in the city of Frankfurt. The Motel One Group from Munich is a leading budget hotel chain in Germany.
Citadines Apart’hotel is a Ascott Limited’s brand, the largest global serviced residence owner-operator based in Singapore. The Group will be the owner-operator of the Frankfurt property with approximately 165 apartments to cater to travellers for short or long stay segment.
In the rear area of the property, GBI AG with the Moses Mendelssohn Foundation will erect a student apartment building of its own SMARTments brand with around 138 units. On the ground floor of the building the company will set up a child day care centre for up to 100 children in five age groups, offering an option to parents working in the immediate neighbourhood. Vivico had undertaken the commitment to that project in the framework of the urban development contract for the Europaviertel.
With the sale of the Baufeld Süd 1 property to GBI AG, Vivico has already handed over to an investor the last remaining development sector in the southern range of Europa-Allee. With the creation of the ensemble of buildings, not only an attractive offering of new hotel accommodation close to the Frankfurt trade fair grounds – including for long-stay guests – will be made, but also much-needed inner-city housing for students plus an option for child day-care for the new residents of the Europaviertel will be provided.  Start of construction work on site is scheduled for the 4th quarter of 2011, completion in 2013.
Already now around 650 flats have been built at Europa-Allee with only a few remaining vacancies. By the end of this year, around 200 further flats will be added. Also by the end of 2011, the Gold Inn Hotel at the Emser Brücke will start operation, and this summer will see the construction start of the Skyline Plaza shopping, event and congress centre. Completion is planned for autumn 2013.
