JTI rents 2,700 sqm of CA Immo office project ViE by the Vienna Donaukanal

A new tenant for the ViE office building on Erdberger Lände has been confirmed. JTI Austria GmbH/Austria Tabak GmbH (JTI), a leading Austrian tobacco company based in Vienna, will rent approximately 2,700 sqm of office space on three floors from the end of March 2019 onwards.

In August, some 155 employees of the global GfK market research institute took up residence in 2,300 sqm of office space in the building by the Donaukanal. Now another tenant has been confirmed: the JTI companies are expanding at their present site in the 16th municipal district of Vienna, and JTI will move around 100 staff members into floors 7 to 9 of the ViE building at the end of quarter one 2019. A Billa supermarket has already opened its doors on the ground floor, where it rents roughly 800 sqm of floor space.

Following on from completion and handover of 500 or so rental and owner-occupied apartments on the adjacent Laendyard residential zone, the ViE office building – the final building block in the Lände 3 project – is nearing readiness. The twin-level lobby at the heart of the building, the café and the grassy courtyard will provide numerous places in which to meet and relax. Seven (roof) terraces offer varying views of green space (the Wiener Prater and Donaulände), while inside the building itself there are 71 car parking spaces and 80 indoor bicycle spaces. A separate entrance for people engaging in sports (with showers, changing rooms and bathrooms) completes the general areas of the building. The total investment in the office project, which will be transferred to the CA Immo investment portfolio, is approximately €38 m.

ViE: attractive new working environment in central yet green location
Leading Paris-based architects Chaix et Morel et Associés are responsible for the striking design of the building, which is characterised by high transparency and seven (roof) terraces in total. As with all new buildings of CA Immo, stringent sustainability criteria are observed in the realisation of this structure, which will be certified as a green building after completion.With an unobstructable location on the Donaukanal, the city and the airport are just minutes away; it is a five-minute walk to the underground (U3, Kardinal-Nagl-Platz) and a 20-minute walk to Vienna University of Economics and Business. The location of ViE is also ideal for cyclists thanks to the nearby intersection of two national cycle paths; along with the 71 car parking spaces, the building will have storage rooms for bicycles and ground floor washing facilities for sportspeople. The multi-storey car park next door has spaces for up to 1,450 cars. The Wiener Prater is a stone’s throw away thanks to a pedestrian and cycle bridge crossing the Lände in front of the building. 

The Lände 3 district
Since 2010, CA Immo has been developing the former Siemens site into a new urban district. Amongst other things, this has involved the modernisation of high-volume portfolio buildings. Anchor tenants for the district now include Robert Bosch AG and the Vienna tourist office. In 2016 CA Immo embarked on large-scale residential construction on the Lände 3 site, partly through a joint venture with JP Immobilien. The Laendyard Living project, which comprises roughly 500 apartments on two construction sites, will provide high quality units for buying, renting and investment. The ViE office building is being built on the last remaining construction site, on the corner of Haidingergasse and Erdberger Lände. The residential projects are already finished; completion of the office building ViE is expected in autumn 2018.
