Europacity Berlin: Rental and start of construction for new office building in Berlin

New MLP advisory centre moves into Monnet 4 building designed by CA Immo

MLP and CA Immo sign lease for around 4,700 m² (50,590 sq ft) gross floor space
- CA Immo realises another office building in Europacity
- Investment close to 27 million euros

CA Immo has gained the MLP finance and investment consultancy as a tenant for Europacity. MLP is moving into the quarter with its nine Berlin-based branches to form a new MLP advisory centre. Toward this end, the company, which boasts nationwide operations, has signed a lease with CA Immo for roughly 4,700 m² (50,590 sq ft) gross floor space in the Monnet 4 building currently in the project planning phase. DTZ, a firm for property services, assisted MLP to find suitable offices. CA Immo’s investment in this building totals around 27 million euros.

The Monnet 4 office building, which has a total gross floor space of about 10,000 m² (107,639 sq ft), is in the immediate vicinity of the Berlin main railway station and adjoins the Tour Total, completed by CA Immo in 2012. The lease just signed means that around 47% of the building has been leased prior to completion. Construction of the building is planned to start in early 2014 and finish as early as spring 2015.

Dr Bruno Ettenauer, CEO of CA Immo: "By realising the Monnet 4 office building, we continue to broaden our footprint in the dynamically growing Europacity area. The central location of the district and the contemporary setting are inspiring more and more companies to move their locations here. The scale of the Monet 4 building is also a perfect fit for our investment and portfolio strategy."

Oliver Liebermann, director responsible for the Berlin area at MLP: "The new building has a very good location and gives our Berlin location an up-to-date image. By relocating to the advisory centre, we are raising the visibility of MLP locally and offering our clients more services and easier access."

The building, designed by Berlin-based architects Barkow Leibinger, completely adopts the architectural language of the neighbouring Tour Total, even as it maintains its own character through the choice of materials for its façade. As with all of CA Immo's new structures, the Monnet 4 building, as a Green Building, will adhere to strict sustainability criteria. These criteria stress efficient use of energy and space, quality of life, and convenience for those using the building.
