CA Immo concludes lease agreement for 23,000 sqm in Berlin; construction of office high-rise to begin in 2019

  • CA Immo has initiated the construction of a new office high-rise building on Europaplatz in Berlin’s Europacity district
  • KPMG AG Wirtschaftsprüfungsgesellschaft will be the exclusive tenant; a long-term lease agreement for 23,000 sqm of rentable space has been concluded
  • Building permit already obtained; construction work will start still in 2019, with completion scheduled for the end of 2023

 

CA Immo has concluded a long-term lease agreement with KPMG for 23,000 sqm of rentable space in the Europacity district of Berlin. For this purpose, CA Immo has initiated the construction of a modern A class office high-rise of appr. 84 metres on Europaplatz, adjacent to the city’s main station. Construction of the 100% pre-let landmark building will start before the end of this year, with completion scheduled for late 2023. CA Immo will be investing a total of around €155 m.

According to Andreas Quint, CEO of CA Immo, “We are delighted to have concluded this lease agreement with KPMG. Our two organisations are united not only by a long-standing business relationship at this site, but also by a shared enthusiasm for high quality yet innovative office buildings. Investment in the new high-rise structure represents a natural progression of our portfolio strategy, and will raise our recurring revenue over the long term.”

The planned office high-rise will be CA Immo’s ninth development in the Europacity district around Berlin’s main station. Accounting for approximately 20% portfolio share (of the €4.6 bn total portfolio value), Berlin is the largest regional market segment of the company. In addition to 10 investment properties and two office buildings under construction (one of which will be transferred to the portfolio on completion), CA Immo holds land reserves in Berlin that will enable further office projects with up to approx. 150,000 sqm of GLA.

From early 2024 onwards, KPMG will merge its Berlin units at the Europacity site. KPMG moved into a 13,000 sqm building next to the planned high-rise (also built and let by CA Immo) in March 2018. The two buildings are linked by a shared underground car park. The new high-rise structure designed by Allmann Sattler Wappner architects of Munich has a tower of around 84 metres and a base building comprising 4-6 floors. In 2017, the draft received an award in an international architectural competition.

The building, which extends over 22 floors in total, was designed to meet the needs of KPMG. In addition to the office levels, the building will have a modern conference centre and a staff cafeteria known as the Sky Deli on the top floor. Employees will also have access to two roof terraces on top of the base building; on the ground floor there will be a spacious lobby with a multi-storey atrium and a restaurant open to the public as well as visitors and KPMG employees.

Like all new CA Immo office buildings, this will be a green building with DGNB certification to at least gold standard.

About Europacity
Since around ten years, Europacity has been developing as a new urban mixed-use city quarter on a plot spanning around 60 hectares next to the Berlin main railway station. Being one of the main owners of the area, CA Immo closely cooperated with the Land of Berlin to drive forward the development of the site in the past years. CA Immo has already completed several buildings on the site, such as the Tour Total high-rise, John F. Kennedy Haus, KPMG building (completed in spring 2018) as well as the recently completed “Bürogebäude am Kunstcampus”.
