CA Immo lays the foundations for ViE office building on Erdberger Lände, Vienna

On Tuesday Frank Nickel, CEO of CA Immo, Rudolf Zabrana, deputy district director for Vienna Landstrasse and Frank Fercher, divisional head at STRABAG, laid the symbolic foundation stone for CA Immo’s latest construction project on Erdberger Lände in Vienna.

The ViE office building, which spans approximately 14,700 sqm, will be constructed next to the Donaukanal and opposite the Wiener Prater. It will be the final building block in the Lände 3 urban development project. The total investment is approximately €38 m, with completion scheduled for 2018.

According to Frank Nickel, CEO of CA Immo, “CA Immo has been rooted in the third district for many years with investment properties such as our own headquarters building. At present we have another two residential construction projects in the Lände 3 district. With ViE, we are developing a modern office building for the portfolio which will generate a professional atmosphere of open exchange thanks to its transparent architecture – and all in a highly attractive location.”

As Rudolf Zabrana, deputy district director for Vienna Landstrasse, says, “Having enjoyed a very fruitful and professional collaboration with CA Immo over many years, we look forward to watching this district expand and flourish. For the third district, the transformation of the site means we will be able to create urgently needed residential units while gaining a visually and functionally impressive neighbourhood through mixed usage.”

Leading Paris-based architects Chaix et Morel et Associés are responsible for the striking design of the building, which is characterised by high transparency, vivid height gradation with five roof terraces and a twin-level lobby.

The structure, which will be marketed under the name ViE (French for ‘life’), will appeal in particular to companies that will also benefit from the excellent transport links: thanks to a location right on Erdberger Lände, both the airport and the city are just minutes away. The location of ViE is also ideal for cyclists thanks to the nearby intersection of two national cycle paths, while the Wiener Prater is a stone’s throw away thanks to a bridge crossing the Lände in front of the building. Accordingly, the building will have its own bicycle garages and showers on the ground floor as well as 120 car parking spaces. There will also be a cafe and convenience store on the ground floor of the building. As with all new buildings of CA Immo, stringent sustainability criteria will be observed in the realisation of this structure, which will be certified as a green building after completion.

The Lände 3 district

Since 2010, CA Immo has been developing the former Siemens site into a new urban district. To do this, the company has revitalised high-volume portfolio buildings and successfully let these to Robert Bosch AG, amongst others. In 2016 CA Immo embarked on the construction of 220 rental apartments for a local investor (Wohnbau Süd); in the same year it started developing another 270 apartments on the Lände 3 site together with joint venture partner JP Immobilien. The residential project, which will comprise around 500 apartments in total, will be marketed under the name Laendyard Living. The three construction projects will be completed during 2017 and 2018.
