CA Immo Concludes Further Lease Agreements for around 3,000 m² in the High-Rise Office Building ONE in Frankfurt

  • Two 10-year lease agreements with Frankfurt-based law firm WINHELLER, one of the leading German law firms in non-profit law and international credit agency Dun & Bradstreet
  • The attractive location, the building's mixed-use concept, the efficiency of the floor plans and the sustainability concept of ONE were criteria for the leases

Frankfurt, 19/12/2022 – CA Immo has concluded two additional long-term lease agreements totalling around 3,000 m² in the high-rise office building ONE in Frankfurt. The tenants are Dun & Bradstreet, one of the world’s leading providers of data and analysis services for corporate decision-making (around 2,300 m²), and the Frankfurt headquarters of the law and tax consultancy firm WINHELLER (around 730 m²). ONE, which is around 190 metres high, was completed in the summer of this year and is now, with the conclusion of these leases, approximately 76% let. Colliers International acted as advisers on behalf of CA Immo and WINHELLER and CBRE on behalf of Dun & Bradstreet.

 

CA Immo only completed ONE, which is centrally located at the interface of Frankfurt's banking and European districts, in the summer of this year. In addition to office space, the 190-metre high, mixed-use tower also houses a 4-star superior hotel by the nhow brand, a coworking area run by the Spaces brand and various attractive public uses, such as the Skybar, which is unique to Frankfurt.

Many employees still prefer to work from home rather than in the office. But this is often due to the unattractive office space provided by employers and the lack of amenities offered by the operators of the office buildings. For companies, however, there is no alternative to employees working together in the office. Only here the necessary creativity arises and only here - also informally - a fast flow of information and knowledge transfer takes place. And the identification with the company that is so important for employee loyalty can only succeed in the office and in a jointly experienced corporate culture. In answer to the question of how this can succeed post-Corona, the ONE with its central location and the diverse range of services offered by our "vertical campus" provides the right answer. From the very beginning, Dun & Bradstreet and WINHELLER Rechtsanwaltsgesellschaft mbH  were also convinced of the benefits and we are very pleased to welcome these companies as further tenants at ONE.

 

Mixed use as a concept and advantage for office tenants

 

What is particularly special about ONE is that it conceptually integrates public and private uses: For the lower 14 floors, a long-term lease agreement has already been concluded with the NH Hotel Group, which is set to open a four-star superior hotel under the NH Hotel Group’s lifestyle brand nhow, which was not previously represented in Frankfurt. A rental agreement has been signed with the provider Spaces for the co-working area, which covers some 7,000 m² of rental space. With a café, cocktail bar and lounge, the lobby will not only be open as a common space for office tenants, co-workers and hotel guests, but also deliberately addresses external guests and has already - just a few months after opening - developed into an urban location. The mix of uses offers additional advantages for office tenants: for example, the hotel will have a conference centre that can also be used by office tenants, meaning they don’t need to make as much provision for conferences and meetings within their own premises. The hotel restaurant is also available to office tenants, but the highlight and the crowning glory is the publicly accessible sky bar, located at a height of 185 metres. The stylish bar has a circular terrace, offering a panoramic view of the skyline all the way to the Taunus mountains – a unique spectacle in Frankfurt.

 

The central urban city centre location and the “vertical” campus concept featuring a wide range of amenities and services for tenants have consistently been decisive criteria in the conclusion of leases. Office tenants to this date are among others the consulting firm Baker Tilly, the international game developer Cloud Imperium Games Ltd, the Crédit Agricole Corporate and Investment Bank, Krongaard GmbH, the tax consultancy WTS and the co-working provider Spaces. Many of these companies are relocating their previous headquarters from the traditional Frankfurt banking district to the prosperous location of ONE near the trade fair.

 

Tenants and CA Immo agree on extensive sustainability measures

 

As with all other office tenants of ONE, so-called "green leases" were also concluded with the new tenants. In this contract, both parties commit themselves - in addition to the usual economic details - commit themselves to far-reaching measures to achieve the best possible standards for the sustainable, resource-efficient and environmentally friendly operation of both the building and the office space. This includes arrangements regarding renewable energy (power/heating), creating incentives for giving preference to public transport and using resource-efficient and environmentally friendly materials when fitting out the leased space. Special focus is also placed on the ongoing and transparent monitoring of energy demand through the use of smart meters. CA Immo analyses each tenant’s individual energy consumption, prepares corresponding reports and advises tenants on the measures they can take to reduce their individual energy footprint.    

 

As is the case with all current CA Immo project developments, ONE was developed on the basis of a holistic, future-proof concept, in keeping with the company-wide ESG strategy. At ONE, sustainability and ecology were given high priority from the very start of the planning phase. This has had a positive effect in terms of a resource-efficient construction process for the building class and for energy-efficient building operation, meaning that the annual primary energy requirement is 34% below the legal maximum. This is also why ONE has been awarded a platinum preliminary certificate by the German Sustainable Building Council (DGNB).

 

The digitalisation of buildings can play a significant role in achieving sustainability goals for both tenants and landlords. With innovative technologies and a fully integrated digitalisation concept, ONE ensures maximum operational efficiency and future-proofing, coupled with a smart occupant experience at the cutting edge of technology. WiredScore has made the ONE office and hotel tower in Frankfurt am Main the first high-rise building in Germany and Central Europe to receive the SmartScore certificate, awarding it the highest classification – Platinum.
