CA Immo completes 220 rental apartments close to the Vienna Donaukanal

The first part of the Laendyard residential project has been completed: last week, CA Immo handed over 220 rental apartments to the investor ESTRELLA Immobilien Invest AG. Development of the remaining 270 owner-occupied and investment apartments being built on an adjacent plot in a joint venture between CA Immo and JP Immobilien is also proceeding according to plan, with completion scheduled for summer 2018; all the apartments, apart from 10 or so, have already been sold. The final building block in the project, situated close to the Lände and Wiener Prater recreation areas, is the ViE office building, which is due for completion by the autumn of 2018.

The construction of 220 rental apartments and 142 parking spaces on Haidingergasse (southern construction site) is now officially completed. CA Immo was able to hand over the residential project launched in the spring of 2016 to the investor two months prior to the contractually agreed handover date, within schedule and budget. The residential complex comprising two south-facing buildings (with six and seven levels respectively) was constructed in line with an architectural concept by BEHF. The apartments range in size from 35 sqm to 110 sqm, and all have a private balcony plus a terrace or garden. ÖGNI pre-certification confirming compliance with all sustainability criteria has been obtained. CA Immo developed the project for ESTRELLA Immobilieninvest AG, a property company of the Karl Wlaschek private foundation, with PORR AG acting as general contractor. The apartments will be let by JP Immobilien and ÖRAG.

According to Andreas Quint, CEO of CA Immo: “By realising this project we have not only created urgently needed living space in an inner city area, but also reaffirmed our expertise and capability as a residential property developer. We have successfully undertaken high-volume construction projects for the residential segment in Munich and elsewhere, and we have big plans. In Munich alone we have further land reserves earmarked for residential construction with development potential in excess of €1 billion. This will be progressively developed over the years ahead and sold on completion.” 

An urban office, residential and retail blend
Early in 2010, CA Immo launched a large-scale development and restoration project on the former Siemens site in Vienna’s third municipal district. The aim of the project, entitled Lände 3, was to establish a contemporary blend of residential, office and retail usages. The main advantages of the third district are its excellent infrastructure connections (U3 underground line, airport link motorway and cycle paths), proximity to the city centre and a location close to the Donaukanal and Wiener Prater recreation areas. 

The project site, which comprises 5.5 hectares for construction, currently offers gross floor space of around 135,000 sqm. Robert Bosch AG has signed up as a tenant for the Silbermöwe office building, which was fully renovated in 2012 and spans approximately 17,500 sqm. The neighbouring portfolio building is let to the Vienna tourist office and the Austrian association of social security providers, amongst other tenants.

Construction of 490 apartments and an office building by the end of 2018
In addition to the 220 rental apartments making up the Baufeld Süd residential complex, CA Immo has another residential building comprising 270 owner-occupied flats and investment apartments under construction in a joint venture with JP Immobilien. The 490 apartments in total will be marketed under the Laendyard name. The ViE office building, which spans approximately 13,800 square metres, is under development on the adjacent plot on Lände itself; development of the entire site is scheduled for completion by the end of 2018.
