CA Immo builds office and hotel high-rise ONE in Frankfurt

• Construction for the 190m building will begin in Summer 2017

• NH Hotel Group opens nhow lifestyle hotel

• Completion expected in early 2021

CA Immo has finalized a decision to build the office and hotel high-rise ONE in Frankfurt. The 190m building will be in the Europaviertel, centrally located between the banking district and the exhibition grounds. The driving force behind the decision was the signing of a long-term lease agreement with the international NH Hotel Group, which will open an nhow lifestyle hotel with 375 rooms in the ONE building in early 2021. The companies revealed details about the building and the hotel today at a joint press conference in Frankfurt. 

Frank Nickel, CEO of CA Immo said, “Our investment in the ONE building not only recognises Frankfurt’s importance as an office and commercial hub, but also underscores Europe’s responsibility to be leaders when it comes to high-quality, innovative, and modern office building design. We are charting a new course with the rental prices, as well. With an average rent of under 30 €/m², we are positioning the ONE building to attract new target groups for the high-rise sector. In an office market as competitive as Frankfurt’s, this gives us a clear advantage.” 

CA Immo’s ONE building will be a highly visible landmark in the Frankfurt skyline with a unique mix of a hotel, offices, coworking space, conference rooms, and a Skybar. “For this reason, we were extremely careful when selecting a partner to operate a hotel in the ONE building,” explained Nickel. “The goal was — and had to be — to have the character of the hotel fit well with our overall concept for the building. In this regard, we are confident that nhow Frankfurt was the perfect choice. nhow’s brand concept completes our vision for the ONE building as an innovative space for modern office and mixed use.”

Designed by the Frankfurt architecture firm Meurer Generalplaner, the ONE building will be 190 metres tall with 49 floors and around 85,000 m²  gross floor area (GFA). The planned four-star superior hotel will span the lower 14 floors and will have 375 rooms. In addition, the hotel will have a large conference centre with over 1,000 m² as well as restaurant, bar, and fitness areas. The highlight of the ONE building will be its public Skybar with a terrace on all sides that offers breathtaking views of the metropolis and the Taunus mountains. 

“The nhow Frankfurt will occupy an absolutely unique position among the city’s hotels,” promised Maarten Markus, Managing Director of the Business Unit Northern Europe for the NH Hotel Group. “The nhow brand is original, constantly reinvents itself, and is closely linked to the local cultural scene. In the custom-tailored design concept by Rafael de la Hoz, we play with Frankfurt’s image as a banking and stock exchange hub and combine this with current artistic trends. This allows us to create a unique space full of creative energy for guests with high expectations for service, facilities, and design.”

By mixing different private and public uses within the same building, as well as having the only lobby in all of Frankfurt that is used by both a hotel and an office, the urban feeling and sense of city life will be an integral part of the building concept. This is how the building’s usage concept responds to the drastic lifestyle changes of today’s generations and the increasing requirements for rented office space. This is primarily a matter of flexibility regarding rental space and rental contracts, coupled with the steadily increasing demand for informal spaces for meetings, communications, and services, as Jakob Vowinckel, head of CA Immo Frankfurt, explained. “In the ONE building, we will create a coworking area spanning two floors with additional meeting rooms. However, we are not looking to compete with traditional coworking environments, but rather to develop the concept for corporate spaces. We consider areas such as this to be an extension of the offer for those who rent space in the building. They can rent additional space temporarily to support their dynamic and creative working processes — also with external partners. This allows renters greater flexibility with their rental contracts.”
