CA Immo rents 12,000 sqm office space at Erdberger Lände, Vienna

Vienna's Transport Authority (2,500 sqm) and the Federation of Austrian Social Security Institutions (9,800 sqm) are new tenants in CA Immo's investment property located on Erdberger Lände 26-32

Starting November 2016, the Transport Authority will move into an office space spanning more than 2,500 sqm on Dietrichgasse as a long-term tenant. The Federation of Austrian Social Security Institutions will take up the current location of the Austrian Post on Haidingergasse from January 2018.  

The office investment property located on Dietrichgasse/Haidingergasse in the Lände 3 city quarter covers around 55,000 sqm and currently accommodates, among others, the corporate headquarters of the Austrian Post. By the end of 2017, the Post, which at the moment is a tenant for around 25,000 sqm in the building, will have moved its location gradually from Erdberger Lände to its new headquarters at Rochusmarkt. Reletting is in full swing: Vienna's Transport Authority will take up an area of 2,500 sqm over a long term, starting November 2016.

Frank Nickel, CEO of CA Immo: "Since 2010 we have been developing this location on the former Siemens grounds into an urban, mixed-use city quarter. In addition to around 500 apartments, the ViE office building with a floor space of approximately 17,500 sqm will be built at Erdberger Lände until 2018. Together with the already existing office space, this will create a vibrant downtown district which is in very high demand also because of its extremely attractive location at the Danube Canal and the Green Prater recreation area".

After all areas occupied by the Austrian Post at the moment have been handed over, starting in January 2018 the Federation of Austrian Social Security Institutions will take up close to 10,000 sqm in the building for around two years. 

Apart from the adjacent 1,450-space multi-storey car park, the building offers, among others, a Sim & More-operated self-service restaurant, a day nursery and seminar and workout rooms with showers that are free-of-charge for all tenants. The property has been owned by CA Immo since 2004 and was used by Siemens until 2010. After Siemens had moved into its new headquarters, the areas were refurbished; since 2011 the Austrian Post has been the anchor tenant of the building.

Lände 3: An urban mix of office, residential and retail space 

Under the project name Lände 3, CA Immo has been developing the former site of Siemens into an urban, mixed-use city quarter since 2010. The project area (5.5 hectares) currently spans an overall gross floor space of approximately 135,000 sqm. The Silbermöwe office building covering an area of around 17,500 sqm was completely refurbished in 2012 and attracted Robert Bosch AG as tenant. On the three remaining construction fields at Erdberger Lände and Haidingergasse, the ViE office building will be built by 2018, in addition to residential space (the Laendyard residential quarter, construction of approximately 500 apartments). 

Location and transport links

From its location at the Danube Canal, which cannot be built up, both the city centre and the airport can be reached within a couple of minutes only; the underground (U3) and Vienna's University of  Economics and Business Administration are in 5-minute walking distance. As a juncture of two supra-regional cycle paths, the location is also an ideal hub for cyclists. The Green Prater recreation area is only a stone's throw away, as a pedestrian and bicycle bridge across the Lände is situated in front of the building.
