Topping-out ceremony for CA Immo's "Upbeat" office Building in Berlin's Europacity
- CA Immo is realising the Upbeat office building as an innovative, sustainable and future-proof property
- Impressive urban development prelude to Europacity quarter with around 35,000 m² of rental space on up to 19 storeys, scheduled for completion in the first quarter of 2026
- The building is already 100% pre-let. The exclusive tenant is Deutsche Kreditbank AG (DKB), which has been based in Berlin for over 30 years
- 15-year lease agreement will considerably strengthen CA Immo's high-quality portfolio in Berlin and contribute significantly to stabilising CA Immo's sustainable recurring income (FFO 1) from 2026 onwards
Vienna/Berlin, 07.02.2025 - Another milestone in the development of CA Immo's Upbeat office tower in Berlin's Europacity has now been reached with the topping-out ceremony. The completion of the building shell was celebrated together with the construction workers, project participants and representatives of the future exclusive tenant Deutsche Kreditbank AG (DKB) and the architect Prof Jan Kleihues. The building complex will have around 35,000 m² of rental space. CA Immo is developing the high-quality office tower in close cooperation with DKB as a consistently sustainable and fully digitalised property. CA Immo's total investment amounts to around 300 million euros. Construction of the complex is scheduled for completion in the first quarter of 2026.

Upbeat - Development highlights
In a prime location, the Upbeat marks the start of Europacity's urban development, visible from afar. With a height of up to 82 metres, the Upbeat towers over the neighbouring buildings by a good 30 metres. In addition to its high visibility and its style-defining architecture, the building also impresses with its excellent accessibility. In Europacity, considerable investments have recently been made in infrastructure as well as in high-quality residential and commercial space, and the location has thus developed into an attractive, dynamic and favoured environment for work, leisure, culture and living.
Designed by the renowned Berlin architects Kleihues + Kleihues, Upbeat is characterised by its modern and organic architecture with three different building heights, spacious roof terraces and a large, open and transparent lobby. The basement utilises the topography of the site and provides a delivery zone separated from the public as well as a spacious underground car park. The building has both a main public entrance directly from Heidestrasse and a further entrance on the western side of the building with a taxi driveway.
The building's flexible floor plans enable efficient office concepts ranging from cellular offices to combined solutions and open-plan concepts. The high flexibility of the space means that it can be easily adapted to the tenants' future requirements, as the way in which traditional office space is used continues to evolve.
When developing the Upbeat, the health and well-being of the tenants was given high priority. Among other things, the concept provides for the highest standards in ventilation systems and air hygiene. Accordingly, CA Immo will strive to achieve WELL Core Gold certification for the building.
High sustainability criteria are also being observed in terms of energy consumption during the realisation of the Upbeat. As with all CA Immo project developments, the GEG reference values for primary energy requirements will be significantly undercut. To this end, CA Immo is developing a forward-looking energy concept that utilises both renewable energy sources and innovative energy systems. Certification by the German Sustainable Building Council (DGNB) is being sought in at least Gold.
Based on the findings from the cube berlin on Washingtonplatz, which was developed and built by CA Immo and is considered one of the most technologically advanced buildings in Europe, Upbeat will also have extensive digital, interconnected functions. The building will also have excellent, fail-safe connectivity. Upbeat has already been awarded the international WiredScore Platinum certificate for this.
