Munich city council approves new residential quarter for CA Immo

Munich, 24 June 2021 — Munich City Council yesterday approved the zoning plan for a new CA Immo residential quarter in the city district of Feldmoching-Hasenbergl. The future quarter will contain around 900 flats and offer additional social and commercial uses on a total floor area of around 90,500 m², making it one of the largest residential quarter developments currently taking place in Munich. With the approval resolution, the quarter development has reached the penultimate milestone before the statute resolution, which is expected at the end of 2021.
 

CA Immo is developing the quarter as the site owner in cooperation with the City of Munich under the name "Langes Land". The quarter is named after the longitudinal shape of the approximately 11.6-hectare plot of land which runs along Ratoldstrasse in the east and the railway tracks in the west. Thanks to the plot's location in the direct vicinity of the U- and S-Bahn, the future quarter will have excellent connections to the public transport network.

The basis of the land-use planning procedure was an urban and landscape planning competition held in 2016 by CA Immo together with the City of Munich and in cooperation with the district. The winning design by the planning consortium 03 Architekten (Munich) and verde Landschaftsarchitektur (Freising) was particularly impressive thanks to its cleverly arranged building structures and the interweaving of the quarter with the surrounding buildings. Atrium, terraced and town houses are planned in addition to multi-storey residential buildings. One special feature of the design is the intricate, polygonal structure created by slight variations in the respective heights of the buildings, which are connected by courtyards and other, larger open spaces for public use. In addition, the quarter will offer commercial uses such as cafés, shops or residents' meeting places at prominent points in the buildings - these will be defined in more detail in the course of the planning process.

Some 30% of the floor space earmarked for flats will house subsidised rental flats and possibly owner-occupied flats (20% income-oriented subsidy, 10% Munich Model). The remaining 70% are planned as privately financed housing.

The aim of the planning is to create an urban city and living space with a high standard of urban planning and architecture, which at the same time also offers high-quality open spaces for the residents and is interwoven with the existing neighbourhood. Particular attention was also paid to the construction of new connecting pathways: In addition to new paths running through the quarter to the S-Bahn and U-Bahn, a continuous footpath and cycle path leading along the railway tracks is planned. These paths will connect the northern and southern parts of the development via a new pedestrian and cycle bridge. Measures are also being taken with regard to relevant noise protection and nature conservation requirements, and a noise barrier with a partially filled-in half-wall is being erected.


The next steps

Munich City Council has now confirmed the plans for the development of the area with its approval resolution. The final public display is then expected to take place from 29 July 2021 to 9 September 2021 (announcement in the Official Gazette expected on 20 July 2021). Munich City Council is expected to pass a resolution on the statutes at the end of 2021.
