LARGEST RENTAL DEAL OF 2009 AGREED ON POLISH PROPERTY MARKET

CA Immo International and UBM Realitätenentwicklung AG are renting a 16,500 sqm site in the Poleczki Business Park to the Polish governmental agency ARiMR.

CA Immo International and UBM Realitätenentwicklung AG are renting a 16,500 sqm site in the Poleczki Business Park to the Polish governmental agency ARiMR (Agency for Restructuring and Modernisation of Agriculture). As a result, 65 % of the first building phase of Poland’s biggest business park has now been pre-let, six months prior to completion.

At the present time, the Poleczki Business Park is the largest real estate development project in Poland. The project sponsors and owners are UBM Realitätenentwicklung AG and the CA Immo New Europe Property Fund, the project development fund of CA Immo International. A modern office district with a total effective area of 200,000 sqm is set to emerge on the 14-hectare site within the next years. The Poleczki Business Park offers strong potential thanks to its contemporary, sustainable concept, its high-quality facilities and its proximity to both the airport and the centre of Warsaw; it combines offices, retail outlets, business premises, warehousing, logistical facilities and all necessary service amenities.

The first section – comprising 38,000 sqm of office space and 7,000 sqm of commercial premises – is scheduled for completion in the first half of 2010; 65 % of the area has been pre-let.

According to Dr. Bruno Ettenauer, Chief Executive Officer at CA Immo International, “This deal sends out a powerful message about the business park that is taking shape, and the site as a whole. The high level of interest shown by both international and local tenants has justified our decision to invest against the market.”

UBM chairman Karl Bier added that, “This is a spectacuar ending of the year for the Poleczki Business Park. With ARiMR as tenant the economic success is being secured even a half year before the completion of the first section. The high degree of capacity utilization attests that it was the right decision to believe in the project and not to cancel it due to the global economic crisis or to be tempted to reduce area.”
