Frankfurt, 31.01.2020 The Deutsche Gesellschaft für Nachhaltiges Bauen e. V. (DGNB) has awarded the office and hotel high-rise building ONE in Frankfurt am Main with a preliminary platinum certificate. The 190 metre-high building is being developed on the interface between the banking quarter and the Europaviertel and comprises over 68,000 m² of rental space across 49 floors. CA Immo's investment volume runs to some 410 million euros.

The DGNB awards the platinum certificate to buildings that fulfil the 37 sustainability criteria across the ecological, socio-cultural, functional and economic quality in planning and realisation categories to a standard well above average.

"The DGNB's holistic approach to certification is particularly important to us because, alongside the immediate influence of the day-to-day operations of the building on the environment, it examines many criteria, which are especially important to our tenants. Alongside economic considerations, this most notably includes the quality of stay inside the building,” explains Michael Morgan, Managing Director of CA Immo Deutschland GmbH. Through a variety of measures, ONE has also amassed the highest possible number of points for criteria such as the interior air quality, risks to the local environment and acoustic comfort. The same applies to security, accessibility and service offerings in the building.

The concept of ONE provides for a mix of hotel, office, co-working and public uses, such as a café and a cocktail bar in the lobby and a sky bar on the 48th floor of the building. The heart of the building is the shared lobby, which extends over the entire ground floor area, with the aim being to bring the urban feel and the vitality of the city into the building itself. "Today's generations of employees now want to see the qualities available to them in their personal lives in a professional context. Modern office spaces that are geared towards communication and collaboration and which provide a wide range of services in the office building are therefore becoming an essential criterion when choosing a workplace," says Morgan.

What's special about ONE is that it conceptually integrates public and private uses: For the lower 14 floors, a long-term lease agreement has already been concluded with NH Hotel Group, which is set to open a four-star superior hotel of the NH Hotel Group's lifestyle brand nhow, previously not represented in Frankfurt. A rental agreement has already been signed with the provider Spaces for the co-working area, which covers some 7,000 m² of rental space. With a café, cocktail bar and lounge, the lobby will not only be open to office tenants, co-workers and hotel guests, but will also consciously appeal to external users, turning it into an urban meeting point within the district. The mix of uses offers additional advantages for office tenants in particular: for example, the hotel will have a conference centre that can also be used by office tenants, meaning they don't need to make provision for conferences and meetings within their own premises. The hotel restaurant is also available to office tenants, but the highlight and the crowning glory is the publicly accessible sky bar, located at a height of 185 metres. The stylish bar has a circular terrace, offering a panoramic view of the skyline all the way to the Taunus mountains – the only one of its kind Frankfurt.

The development of sustainable real estate is an essential task for the entire sector, since real estate contributes around 30% of the world's CO₂ emissions – a substantial amount. Consequently, for some considerable time now CA Immo has been incorporating stringent sustainability criteria into the project development phase, in order to realise green building projects. In the early 2000s, CA Immo was one of the pilot businesses of the DGNB with three buildings in the programme at that time. As a portfolio holder, CA Immo looks for the potential to save resources and lessen the burden on the environment, in existing buildings and ongoing projects, and pays special consideration to this when modernising buildings. Consequently, around 85% of the office buildings have been awarded with a sustainability certificate.

In view of digitisation and globalisation, fast and fail-safe Internet access is also extremely important for a company's economic success, hence ONE has also paid great attention to providing the best technical communication equipment. ONE was the first office building and high-rise in Germany to receive WiredScore platinum certification, making it a pioneer in connectivity and digital infrastructure too.
