Coworking operator Spaces leases premises in Frankfurts High-rise project ONE
CA Immo has signed a lease with the global coworking provider Spaces for the ONE office and hotel tower currently under construction. Spaces will rent around 6,880 m² of office space spread over five floors at ONE, which offers more than 43,000 m² of office space in total. Completion of the building is scheduled for early 2022, with CA Immo’s total investment in the 190-metre-high tower amounting to around EUR 350 million. Consulting firm Blackolive advised the tenant on the arrangement of the lease.

The concept of ONE, with its total rental area of 66,300 m², provides for a mix of hotel, office, coworking and public uses such as a café in the lobby and a sky bar on the top floor of the building. The heart of the building is the shared lobby, which extends over the entire ground floor area, with the aim being to bring the urban feel and the vitality of the city into the building itself. "Today's generations of employees now want to see the qualities available to them in their personal lives in a professional context. Modern office spaces that are geared towards communication and collaboration and which provide a wide range of services in the office building are therefore becoming an essential criterion when choosing a workplace," says Morgan.
Spaces was founded in Amsterdam and is the market leader in Europe. The company operates co-working centres worldwide and is internationally known for combining professional working environments with state-of-the-art technology and home comforts. Spaces at ONE will utilise around 6,880 m² of rental space over five floors, with two floors connected by a spacious gallery while also integrating an outdoor terrace of around 100 m². Spaces at ONE will have around 650 state-of-the-art workstations both in the business club and in private offices, with meeting rooms of different sizes also available to users. Spaces is also renting 20 car parking spaces.
What’s special about ONE is that it conceptually integrates public and private uses: For the lower 14 floors, a long-term lease agreement has already been concluded with NH Hotel Group, which is set to open a four-star superior hotel of the NH Hotel Group's lifestyle brand nhow, previously not represented in Frankfurt. With a café, cocktail bar and lounge, the lobby will not only be open to office tenants, coworkers and hotel guests, but will also consciously appeal to external users, turning it into an urban meeting point within the district. The mix of uses offers additional advantages for office tenants in particular: for example, the hotel will have a conference centre that can also be used by office tenants, meaning they don’t need to provide for conferences and meetings within their own premises. The hotel restaurant is also available to office tenants and Spaces users, but the highlight and the crowning glory is the publicly accessible sky bar, located at a height of 185 metres. The stylish bar has a circular terrace offering a panoramic view of the skyline all the way to the Taunus mountains – the only one of its kind Frankfurt.
ONE's office space comprises a total of 43,000 m² of lettable space, of which Spaces has now leased 6,880 m². The remaining 36,400 m² begins on the 22nd floor, giving all of ONE’s office tenants a real "high-rise feeling". Between 1,400 and 1,500 m² of space is available on each floor, with the ONE floor plans enabling both efficient cubicle and modern open-plan concepts.
In view of digitisation and globalisation, fast and fail-safe internet access is extremely important for a company's economic success, hence ONE has paid great attention to providing the best technical communication equipment. ONE was the first office building and high-rise in Germany to receive WiredScore platinum certification, making it a pioneer in connectivity and digital infrastructure. Like all CA Immo office buildings, however, ONE was also designed as a green building. Its state-of-the-art energy technology and innovative solutions not only increase comfort for tenants, but also significantly reduce the building's energy consumption. Hence, for example, ONE is the first high-rise building in Germany to be equipped with an external sun protection system through which the outside world is still visible. CA Immo is seeking platinum sustainability certification for the ONE building from the German Sustainable Building Council (DGNB).
Designed by the Frankfurt architects Meurer Generalplaner, ONE will have 49 floors and around 66,300 m² of gross floor area (GFA). ONE’s construction management is carried out by CA Immo subsidiary omniCon, which in this capacity is responsible for the entire project management as well as the allocation and management of all maintenance groups.
