CA Immo sells Prague office property

  • CA Immo has successfully sold the 25,500 sqm office building Visionary in Prague
  • Continuation of the strategic capital rotation programme to focus the investment portfolio on high-quality, modern office properties in the company's core markets

Vienna, 3 June 2025. CA Immo has successfully closed the sale of the office property Visionary in the Prague 7 submarket of Holesovice. The building comprises approx. 25,500 sqm of gross lettable area, with annualized gross rental income of around €4.3m. Including signed lease contracts with future start dates, occupancy is 93%. 

Keegan Viscius, CEO of CA Immo: "Upon achieving near final occupancy, our business plan for Visionary is completed. With this sale, we take advantage of market liquidity to free up capital for alternative allocation options, and monetise future profits where only limited further value creation exists under our business model.” 

The sale is in line with CA Immo's long-term investment strategy, pursuing a clear focus on large, high-quality Class A office properties in prime inner-city locations. As part of this strategy, CA Immo is selling properties that do not correspond to the core business in terms of asset class, location, building quality, age, or value creation potential, continuously optimising the quality and sustainability of the property portfolio. The sales proceeds will then be reinvested in value-enhancing investments, including the further expansion of the prime development pipeline in Berlin, as well as debt repayment, ongoing general corporate purposes, capital repayments to shareholders or, should opportunities arise, selective external acquisitions.
