CA Immo sells office building on Berlin's Kirchstrasse

  • Single-tenant property with specific use by Berlin courts
  • Sale underlines CA Immo's strategic focus on modern office properties in central locations
  • Large-volume transaction strengthens capital allocation in core business

CA Immo has successfully completed the sale of an office building at Kirchstrasse 6, 7, 12 in Berlin's Moabit district. The building comprises approximately 29,700 sqm of rental space, which is used by the State of Berlin for the Tiergarten District Court and the Berlin Administrative Court. The property most recently generated annualised gross rental income of around €5 million per year.

The seven-storey building with a lettable area of around 29,700 sqm and 111 underground parking spaces was completed in 1994. The building on Kirchstraße in the Moabit district, which is part of the "Spreebogen" complex, was constructed as a single-tenant building and designed to meet the specific needs of the tenant.

The sale was in line with CA Immo's strategy of focusing its portfolio specifically on flexible, high-quality Class A office buildings in central inner-city locations.

Hedwig Höfler, Group Head of Investment Management at CA Immo: "With the sale of the property we are consistently pursuing our portfolio strategy. As a specialist investor in modern office properties in central locations, we focus on properties where we can create additional value through active asset management and targeted investments. The proceeds from the sale strengthen the capital allocation in our core business and enable us, for example, to reinvest in our Berlin development projects."
