CA Immo sells logistics property at Buckower Chaussee 43-58 in Berlin

  • Sale completed at a premium to book value

Berlin/Vienna, 03.08.2025 -- CA Immo has successfully completed the sale of the logistics property located at Buckower Chaussee 43-58 in Berlin's Marienfelde district. The property comprises a site of around 53,000 sqm with an existing warehouse complex totalling approx. 12,000 sqm of lettable space. The asset is currently 92% let with annual rental income of € 1.2 million. The sale was completed at a premium to the last reported book value.

Keegan Viscius, CEO of CA Immo: "With this sale we take another step forward in our strategy to divest non-prime, non-office assets which are not strategically aligned to our core sector focus. In addition to the positive financial result from selling at a premium to book value, we will improve our underlying portfolio quality and sustainability, given the age of the asset and fact that it was the last remaining property to be powered by non-renewable oil as energy source. The proceeds from sale may be used in a number of ways, including general corporate purposes, accretive investment in our prime portfolio, repayment of debt, buyback of shares, and external investment should attractive opportunities arise."

The sale is in line with CA Immo's strategic focus to concentrate the business on high quality modern A class office assets in prime urban markets. Properties that no longer fit to the strategic core portfolio in terms of asset class, location, earnings, or value creation potential are being disposed of as part of this strategy.
