CA Immo reorganises Facility Management in Germany

Frankfurt/Frankfurt, 03.02.2025 - CA Immo has strategically reorganised the facility management (FM) for its entire German building portfolio worth around € 3 bn, thereby taking another important step towards increasing efficiency and simplifying its business processes. The primary objective is to optimise and standardise the facility management, for example by standardising the scope of services for all buildings, reducing the number of service providers and introducing a central key account structure. Following the conclusion of a nationwide bidding process, the companies Apleona for the Berlin portfolio and STRABAG Property and Facility Services for the properties in Munich, Frankfurt, Dusseldorf and Cologne have now been mandated on a long-term basis.

Our tenants benefit from this in the form of stable ancillary costs, the now standardised and more comprehensive facility management services and transparent and fully digitalised reporting, among other things. The new service agreements enable us to realise the objectives of our green leases even better and thus take a further step towards more sustainable building management."
CA Immo initiated the process of reallocating facility management in Germany in 2023 as part of a limited bidding process. The primary aim was to organise facility management for the German property portfolio more efficiently and reduce the number of service providers to two with a uniform range of services. A key component of this reorganisation was the implementation of a key account structure at both contractual partners. It enables significantly more efficient management of operational processes, ensures uniform standards in all buildings and provides a clear point of contact for all matters. In addition, the scope of services was expanded and the quality of building management improved. The new contract structure considerably simplifies the management and comparison of FM services across all properties. Standardised contractual terms and service standards enable more efficient process control and more precise approaches to benchmarking and performance monitoring
A key overarching objective of CA Immo is the sustainable operation of its buildings. To this end, a wide range of measures have been implemented in recent years, including equipping buildings with digital electricity meters (smart meters), switching the entire portfolio to electricity generated from renewable sources and concluding green leases in which CA Immo and tenants commit to far-reaching measures for the sustainable and environmentally friendly operation of buildings and rental space. The new facility management contracts with standardised services will help to make building operations more resource- and costefficient across the board in future. In addition, the fully digitalised FM reporting improves transparency and ESG reporting at Group level.
