CA IMMO receives WELL precertificate for the refurbished Saski Crescent office building in Warsaw
New Saski Crescent is a 15,000 sqm landmark office building located in the centre of Warsaw, at ul. Królewska 16. In recent months, the building has gone through a multi-faceted metamorphosis that created a state-of-the-art sustainable, modern and healthy workplace. After the renovation, the building offers high energy efficiency, a comfortable user experience and uniquely revamped common spaces, including a prestigious reception desk and lobby, making New Saski Crescent one of the most prestigious office addresses in Warsaw.
To ensure the highest quality standards, CA Immo has initiated a WELL certification process for the building. WELL Building StandardTM (WELL) is an internationally recognised standard for advancing health and well-being in buildings and promotes measures in the categories of air, water, light, movement, thermal comfort, nutrition, noise, materials, spirit and community (wellcertified.com). Thanks to the digital solutions used and the adaptation of the building’s infrastructure, New Saski Crescent also has already received WiredScore Platinum. In addition, CA Immo is also planning to apply for BREEAM sustainability certification.
Kamila Piekarska, Asset Manager, CA Immo Poland: “Our premium office strategy aims, amongst other things, to optimise occupier wellbeing and comfort and at the same time minimise the environmental footprint of CA Immo’s buildings. The retrofit of Saski Crescent is an excellent example of an adaptation of an office building with a strong history to the latest construction standards and tenant requirements. It offers class A office space with comfortable and inspiring work and meeting spaces. The WELL precertification confirms the special quality of this building in terms of health and quality of stay – essential prerequisites for long-term tenant satisfaction.”
In February, a global IT company signed a large-scale lease contract in Saski Crescent, aiming to establish its Polish headquarters in the boutique office building, occupying nearly 50% of its total space.
Caring about the environment and occupier health and wellbeing
As regards wellbeing, CA Immo’s priority list for the refurbishment of the building included a comprehensive employee health benefit plan, the highest indoor air quality for users with asthma or allergies, preparation of a public database on health and wellbeing and holding annual health promotion days. For tenants’ comfort, CA Immo will also provide such amenities as a small gym, cycling infrastructure and F&B points, as well as a room dedicated to parents with children to support a return to work from parental leave. In addition, the building will feature generally accessible and barrier-free spaces.
The WELL precertification for Saski Crescent also covers environmental goals. Meeting the highest sustainability standards was at the heart of the precertification process conducted by CA Immo in cooperation with Cushman & Wakefield and WSP. New Saski Crescent features building management systems, including lighting control systems reducing energy demand, and water conserving low-flow fixtures. Additionally, at least 50% of materials used for the renovation were sourced from recycled materials – an important aspect assessed during the precertification process.
