CA Immo lets restaurant space in cube berlin

Berlin, 08.04.2019 - CA Immo has concluded a general lease with Coffee Fellows for the use of around 1,000 m² of rental space in the restaurant area of the ground floor of the office building cube berlin. CA Immo will complete the stand-alone building, situated directly beside Berlin Central Station and the Spreebogen waterside, by the end of 2019. In total the building comprises some 17,000 m², 83% of which has already been rented out with the conclusion of this lease. Before construction began the building was sold to Nuveen Real Estate. CA Immo's investment totals around 100 million euros.

CA Immo conceived the restaurant space on the ground floor of cube berlin as a modern marketplace. It is designed to be a location where office tenants, but also visitors and passers-by from the highly frequented Washingtonplatz, could satisfy their catering needs all day Long.

We wanted to usher the urban qualities of the city into the building, because today's tenants are looking for opportunities for exchange and alternative, informal work and meeting places within their buildings. We were impulsively taken in by Coffee Fellows' 'street food market' concept, inspired by Copenhagen and London."

The construction of cube berlin, designed by 3XN Architects (Copenhagen) started at the beginning of 2017. From the outside, the four-sided building in front of Berlin Central Station looks like an abstract modern sculpture. The double façade has dynamic recesses that create room to step outside — but also establishes links to the neighbourhood. Each of the ten upper floors has a terrace running across the whole of one side of the building, alternating from floor to floor. A roof terrace running across the building in the same manner offers views over all of Berlin. The office building has around 17,000 m² of leasable usable area. The rental areas are flexibly expandable and allow for all modern office types. After a construction period of almost three years, the cube berlin will be completed by the end of 2019.

CA Immo is constructing cube berlin as a smart commercial building. The aim is to optimally support the needs and processes of the tenants and their employees using intelligent technologies. In addition, the networking of all technical systems in an artificial intelligence (the so-called "brain") and the use of sensors will optimise the operation of the building. For the tenants, the complete "operation" of cube berlin can be carried out via an app specially developed in cooperation with the prop tech start-up Thing-It. This includes controlling room temperature and access controls, but also all services such as a parcel station and optional components such as room reservations and hot desking.

The WiredScore Platinum certification also attests to cube berlin's highest standards in terms of connectivity, digital infrastructure and future-proofing. This certificate was recently awarded to another new construction project by CA Immo, the office and hotel tower ONE in Frankfurt. CA Immo develops all new construction projects in compliance with the highest connectivity standards. CA Immo is even continuously upgrading existing buildings so that tenants can benefit from an optimised, digital infrastructure in these locations as well.
