CA Immo lets approx. 2,200 m² in Munich's NEO Office Building

Munich, 20.12.2022 – The NEO office and hotel tower developed by CA Immo in the Baumkirchen Mitte quarter in Munich's Berg am Laim district has been fully let with the conclusion of two further leases for a total of around 2,200 m² of rental space. The tenants are compleet GmbH (approx. 1,300 m²) and a Munich-based consultancy firm (approx. 900 m²). CBRE Germany acted as advisor in the conclusion of the two lease agreements.

The mixed-use building complex designed by the renowned architects at UNStudio forms a highly visible urban prelude for CA Immo's almost completed "Baumkirchen Mitte" development project. The NEO office and hotel tower in Munich has a total of around 15,200 m² of rental space, of which around 9,000 m² will be offices.

In addition, we were able to convince the tenants with the highly efficient and flexible floor plans, which allow for a wide variety of office solutions. Now especially, CA Immo's consistent sustainability concept is another important aspect in companies' rental decisions, and so we were able to conclude “green” leases with these tenants."

Since 2021, CA Immo has only concluded so-called "green" leases. Under such leases, the contracting parties not only set out the usual economic details but also mutually commit to far-reaching measures to achieve the most sustainable, resource-efficient and environmentally friendly operation and development of the building and the office space. This includes, among other things, arrangements regarding the purchase of renewable energy, the creation of incentives for using public transport, and use of resource-saving and environmentally friendly materials in the furnishing of the leased areas.

In order to optimally support the most environmentally friendly and resource-saving operation of office buildings, CA Immo applies strict sustainability criteria right from the planning and realisation stages of its own developments. Hence, for example, CA Immo not only uses cutting-edge energy technology and environmentally friendly materials in construction, but also provides facilities such as showers and indoor parking spaces for bicycles or e-charging stations for cars and e-bikes in its office buildings. The certification of the building portfolio contributes to the transparency of all ESG measures, with NEO awarded the international LEED sustainability certificate in gold.

Other office tenants in the building include the Institute for Federal Real Estate (Bundesanstalt für Immobilienaufgaben, BImA), HBI Helga Bailey GmbH (HBI), Infront B2Run GmbH, Internet Up GmbH, TriFinance GmbH and WRC Promoter GmbH. The first six floors of the tower also house a Hampton by Hilton brand hotel, for which CA Immo concluded a lease agreement with the company Tristar.

The NEO building complex consists of a six-storey base building with 50 high-end flats (NEO Living) and the approximately 60-meter-high hotel and office tower. CA Immo already successfully sold NEO Living to BMO Real Estate Partners Germany in October 2020.
