CA Immo concludes further lease agreements totalling approx. 2,000 sqm in Frankfurt's ONE office and hotel tower

Frankfurt, 01 September 2025 – CA Immo has signed further long-term leases totalling around 2,000 sqm in the ONE office and hotel tower in Frankfurt, continuing its successful course on the Frankfurt office market. With these deals, the building, which offers a total of around 68,000 sqm of lettable space, is now 98% let.
The current contracts include, among others, an expansion of space for Crédit Agricole Corporate and Investment Bank (Crédit Agricole CIB), which has been based at ONE since 2023. The company is leasing an additional 1,621 m² of office space, bringing its total leased space in the building to approximately 4,600 m².
Merck Finck a Quintet Private Bank (Merck Finck) is a new tenant at ONE. The long-established financial institution has signed a long-term lease and is relocating its Frankfurt headquarters from the Westend to the centrally located ONE.

The ONE is now almost fully let, with only two particularly attractive spaces of around 800 square metres each remaining on the 34th and 46th floors, offering views of the Frankfurt skyline. As a special feature, we can even divide the space on the 34th floor into two rental areas of around 400 square metres each, enabling us to accommodate smaller rental requests."
The ONE is considered a best-in-class office building in terms of architecture, technology and sustainability. For its sustainability, the ONE has been awarded the Platinum Certificate by the German Sustainable Building Council (DGNB) and also received the Diamond Award from the DGNB for its outstanding architecture and urban integration. In addition, the building was the first high-rise in Central Europe to be awarded the SmartScore certificate and the WiredScore certificate, both in platinum.
The 190-metre-high, mixed-use high-rise building houses office space, a 4-star superior hotel from the nhow brand, a co-working facility and attractive public amenities such as a sky bar, unique in Frankfurt, and a café in the lobby.
Colliers acted as advisor and broker in the conclusion of the lease agreement with Merck Finck.
