CA Immo completes Berlin project development Upbeat and hands over the building to DKB
- Completion of construction and handover mark a significant milestone in the successful conclusion of the project development

CA Immo has completed construction of its Upbeat office tower in Berlin’s Europacity and handed over the building to its single tenant, Deutsche Kreditbank AG (DKB). With the commencement of the long-term lease, the building makes a significant contribution to CA Immo’s recurring income. DKB has already begun fitting out the leased space and will open its new headquarters on 13 October 2026.
With around 35,000 sqm of lettable space, Upbeat is one of the most striking office developments in Berlin’s Europacity and the CBD Mitte. The building was developed by CA Immo as a future-oriented, EU taxonomy-compliant office property and combines high-quality architecture and consistent sustainability with a fully digitalised building infrastructure. The entire building was let to DKB even before construction work began. The long-term lease with a tenant of high credit standing strengthens CA Immo’s high-quality property portfolio in the long term and will make a significant contribution to the company’s recurring income in future.

Forward-looking landmark building
Standing at a height of around 82 metres, the Upbeat building dominates the northern entrance to Berlin’s Europacity. Designed by Kleihues + Kleihues, this office tower comprises three structures of varying heights and is characterised by striking façade architecture and spacious roof terraces offering views across Berlin.
The approximately 35,000 sqm of lettable space offers modern working environments with high space efficiency and maximum flexibility. A variety of office concepts – from traditional private offices to open-plan communication areas – can be implemented equally well. A prestigious lobby, high-quality communal areas and attractive outdoor spaces create a modern working environment with a high quality of stay.
A particular focus during the development of Upbeat was on sustainability and digitalisation. The building meets the KFW 55 standard and utilises an innovative energy concept based on renewable energy sources. This is complemented by a modern digital building infrastructure, excellent connectivity and intelligent building management systems. With its target certifications of DGNB Gold, WELL Core Gold and the already attested WiredScore Platinum standard, Upbeat meets high standards of sustainability, user comfort and digital performance.
Berlin development portfolio consistently expanded
With the completion of Upbeat, CA Immo is consistently continuing its development of high-quality office properties in Berlin. In the immediate vicinity, situated directly next to Berlin Central Station and on the MuseumsMeileMitte, the Anna Lindh Haus – which has already been fully let – is currently under construction using a timber-hybrid construction method, offering around 17,000 sqm of lettable space. Completion is scheduled for the end of 2026. In June 2026, CA Immo also began letting the Alexander von Humboldt Haus at Humboldthafen, which will in future offer around 6,400 sqm of high-quality office space in a prime waterfront location in Berlin’s CBD Mitte. The current Berlin development portfolio is complemented by Skygreen on Hallesches Ufer – a modern timber-hybrid office building with around 19,300 sqm of lettable space, for which letting began in early July 2026 – as well as by the Karlsgärten refurbishment project, which is also already fully let. Both projects are just a stone’s throw away from the popular Potsdamer Platz. Together, all these projects underline CA Immo’s strategy of developing high-quality and sustainable office properties in Berlin’s most attractive office locations.
