CA Immo celebrates topping-out ceremony for the MY.O office building in Munich

CA Immo today celebrated the topping-out ceremony for the MY.O office building in Munich’s Nymphenburg city district together with Mayor Josef Schmid and numerous guests. The building, which has around 25,000 m² of rental space, is scheduled for completion at the end of 2019. Construction management is the responsibility of CA Immo subsidiary omniCon. CA Immo is investing a total of around 96 million in the building.

In his speech, Mayor Josef Schmid emphasized: "The MY.O is not only an office building in Neuhausen - it will also create a piece of the future: a modern office space concept that is consistently oriented towards the needs of a new working environment.  The greatest possible flexibility in the partly loft-like use of space combined with high efficiency in the use of space benefits both: the investor on the one hand and the tenants and their employees on the other.  In addition, there is a wide range of communication, meeting and working places, as well as direct connections to public transport".

The planning history for the so-called new “Munich addresses” between the main railway station and Pasing along the railway line goes back more than 20 years. MY.O (short for My Office) is one of the last office buildings within this urban development. The building was planned by Maier. Neuberger. Architekten and is located in Munich’s Nymphenburg city district, in the direct vicinity of the Laim suburban railway station on Munich’s main line. The six- to seven-storey building ensemble consists of a prominent main building with three additional adjoining buildings along the railway axis, as well as a further solitary building slightly set back from the main ensemble. Due to the high flexibility of the floor plans, division into areas measuring 280 m² and above is possible. House-in-house solutions with a rental area of up to approx. 5,900 m² are also possible. 

The building’s architecture is characterised by the arched, partially two-storey windows in the lower and upper floors and the striking green façade and deliberately utilises the style of industrial buildings from the 19th and early 20th century. This is continued in the lofty, spacious layout. The building concept is therefore particularly suited to the drastically changing requirements of modern office and working concepts. The focus is on maximum flexibility in terms of room utilisation combined with a highly efficient use of space, as well as a wide range of informal places to communicate, meet and work.

As with all of CA Immo’s office building developments, the MY.O building will be constructed as a Green Building in adherence to strict sustainability criteria. Particular attention was therefore paid to the provision of 20 e-charging stations for up to 40 cars – which corresponds to a share of around 20% of the car parking spaces. In addition, MY.O, which is located directly on the higher-level cycle path network, offers around 155 bicycle parking spaces, some of which are located inside, as well as shower and changing rooms. MY.O’s sustainable traffic concept is optimised by its direct location on Munich’s main suburban railway line – which guarantees quick connections to both the city centre and the airport. For MY.O, certification by the German Sustainable Building Council (DGNB) in gold is being sought. The project is due to be completed by the end of 2019.
