CA Immo begins letting for the planned Skygreen hybrid timber office building on Hallesches Ufer in Berlin

CA Immo is launching the letting process for Skygreen at Hallesche Ufer 74–76 in Berlin. Directly on the Landwehr Canal and just a stone’s throw from Potsdamer Platz, a modern, sustainable office building in a hybrid timber construction is being developed, offering approximately 18,400 sqm of lettable space. At the heart of Skygreen lies the spacious, light-flooded atrium with its exposed hybrid timber structure and extensive greenery. It serves as a central communication and meeting space, whilst also providing exceptionally high levels of natural light to the surrounding office areas. Informal meeting points, lounge areas and catering facilities create a working atmosphere that goes far beyond traditional office concepts.

Together with the directly adjacent Grasblau office building, Skygreen will in future form an urban office campus on the Hallesches Ufer. The ground floor is set to feature catering, retail, fitness and conference spaces, amongst other things. The offering is complemented by a spacious community space, green decks with attractive indoor and outdoor areas, and a communal roof terrace. This creates a working environment that naturally combines office space, social interaction, services and relaxation.
A distinctive feature of the building’s design is the green decks. These terraces bridge the gap between indoor and outdoor spaces, creating attractive lounge and work areas that open out towards both the atrium and the surrounding neighbourhood. Integrated staircases also connect two floors via the green decks, thereby fostering interaction between the levels.
The office spaces at Skygreen can be flexibly partitioned and adapted to different working and organisational styles – from the classic office layout to modern open-plan and ‘New Work’ structures. Up to four rental units are possible per floor. Furthermore, the project will meet the high requirements of the EU taxonomy, thereby underlining CA Immo’s commitment to developing sustainable and ESG-compliant office properties of the highest standard. The strategic focus on sustainability is also underlined by the provision of around 260 bicycle parking spaces in an indoor bicycle garage. In addition, there will be shower facilities for all office tenants in the immediate vicinity of the bicycle garage.
