CA Immo: 28,000 sqm of long-term lease extensions in Warsaw office building Postępu 14

  • The two anchor tenants AstraZeneca and Samsung extended their leases by 5 and 7 years respectively
  • Long-term full occupancy secured with an average WAULT of 6.5 years

The Postępu 14 office building, which is part of the CA Immo portfolio, has achieved long-term full occupancy. This success is the result of recent new lettings, lease expansions and extensions with two key partners – global biopharmaceutical company AstraZeneca and technology leader Samsung. Together, these agreements cover almost 28,500 sqm of space.

The full letting of Postępu 14 is another success for CA Immo, following the recently achieved full occupancy of the Saski Crescent office building. It underlines the effectiveness of the company's strategy, which focuses on customer-oriented asset management and long-term tenant relationships. Postępu 14 meets the requirements of even the most demanding companies, as demonstrated by the renegotiation of rental agreements with the largest tenants. AstraZeneca has opted to continue its cooperation until 2032 and will ultimately occupy almost 23,000 sqm within the building – including an expansion of 1,700 sqm – while Samsung has extended its lease for 5,500 sqm by 7 years. Postępu 14 meets the changing needs of modern businesses by offering flexibility and technical standards at the highest level.

The office building is located in the heart of the Mokotów business district, at the intersection of Marynarska and Postępu streets, and offers over 34,000 sqm of modern workspace on 10 floors. The property has excellent transport links with tram and bus stops, a train station nearby and Chopin Airport just minutes away.

Postępu 14 is a class A building with a strong focus on sustainability, which is underlined, amongst others, by its BREEAM Excellent certification and EU Taxonomy-aligned energy efficiency (Top 15% energy efficiency based on a Primary Energy Demand of 112 kWh/sqm according to its Energy Performance Certificate). The building is supplied entirely with electricity from renewable energy sources. Tenants benefit from the very good infrastructure on site, including over 700 parking spaces, special facilities for cyclists and around 200 charging stations for electric vehicles. Daily convenience is enhanced by practical facilities such as a canteen and a café in the building.

As at September 30, 2025, CA Immo's Warsaw portfolio comprised six office buildings with a total lettable area of around 136,000 sqm and a book value of around € 470 m.
