CA Immo completes a residential and commercial building in Zollhafen Mainz

Yesterday, CA Immo handed over a residential and commercial building on the Rheinallee III site in Zollhafen Mainz to the end investor, Aberdeen Standard Investments Deutschland AG. CA Immo constructed the property for a special property fund managed by Aberdeen Asset Management. Construction management for the entire building was the responsibility of the CA Immo subsidiary omniCon.

"With the residential and commercial building Rheinallee III, CA Immo has not only created new housing, which is urgently needed in Mainz, but also significantly strengthened the infrastructure of the fledgling Zollhafen Mainz district," said Ralf Schneider, Group Head of Development at CA Immo. In addition to the 181 flats, the building offers retail space and a daycare facility on the ground floor. CA Immo has concluded the relevant leases for both facilities.

The one to four bedroom flats will be let by the end investor, Aberdeen Standard Investments. The first tenants are expected to move into the building in January 2019. The supermarket opened its doors already on 20 November. It visually opens the building to Mainzer Neustadt, and it is at the same time the largest food retailer in the quarter. In addition to its own product range, the supermarket also accommodates a bakery, a lottery branch and a postal service, which also sells magazines and tobacco products.

The conveniently located 1,100 m² (11,840 ft²) daycare facility, the first in Zollhafen, is open to families from the quarter and beyond. The modern and spacious daycare facility is expected to provide care for seven kindergarten groups. -The day care includes a 1,110 m² outdoor play area, which CA Immo has designed with great attention to detail. The day care facility is scheduled to open on 1 January 2019.

The architecture of the building comes from the offices of Römer Kögeler und Partner Architekten in Cologne. A defining feature of the design, alongside the clinker facade, is the spacious, partly split-level ground floor. Rheinallee III has an underground carpark with 247 parking spaces for cars, 94 of which can be used for retail. Alongside the construction of the building and the renting of the retail space, CA Immo was also responsible for the daycare facility lease.
