Directly by the canal, Karlsgärten is being built in the heart of Berlin. High-quality, well-designed offices with a total rental area of around 11,300 sqm. Completion is scheduled for the second quarter of 2027.

Karlsgärten offers high-quality offices with a boutique character – maximum flexibility. Whether individual, combined or open-plan offices: all common office formats can be implemented. A green inner courtyard, private balconies on every floor and a large roof terrace ensure a pleasant working environment. 115 bicycle parking spaces with a separate bicycle lift, showers and lockers, as well as 60 underground parking spaces, some with e-charging stations, complement the excellent public transport links.

Rethinking instead of rebuilding

Preserving rather than replacing – this applies both to the large German oak tree on the site and to the building itself. A former engineering building is being transformed into the working environments of tomorrow. 

Sustainable and resource-efficient

Sustainability is not an add-on at Karlsgärten, but part of the concept: smart building technology, electricity from photovoltaics, sustainable hybrid timber construction and the possibility of later dismantling create the basis for a future-proof building. Thanks to well-thought-out planning and the use of modern technology, energy consumption will be reduced from 210 to 70 kWh/sqm/a. DGNB Platinum and WiredScore Gold certifications are being sought.
