With the Anna Lindh Haus, CA Immo started the realisation of another class A office building in the middle of Berlin and directly on Europaplatz in the third quarter of 2024. After completion, the building will comprise around 15,000 sqm of rental space and around 800 sqm of exclusive and communal roof terrace space.

Anna Lindh Haus, named after the Swedish foreign minister and European politician Anna Lindh and designed by the Danish architecture firm Dorte Mandrup, combines an innovative timber hybrid construction with modern elements, creating a harmonious balance between Scandinavian simplicity and innovative flair. The central and urban location directly at Berlin Central Station and at the intersection of the most important traffic arteries of the German capital could not be better. Whether by car, public transport or bicycle, the entire city area can be reached quickly. High-speed train connections bridge the distances to all important cities in Germany in just a few hours and the international airport BER can be reached in just 30 minutes.

Numerous services, a two-storey elegant lobby with a public café and excellent thermal and acoustic comfort with optimal natural lighting conditions ensure a very high quality of stay in the entire building.
The highly flexible and at the same time efficient floor plans enable all current office concepts. Alternative communication and work locations such as the roof terraces and the green inner courtyard promote employee productivity.

Thanks to the hybrid timber construction and the use of concrete with reduced CO2 emissions, around 30% less CO2 is released during the construction phase than in the case of a conventional building. As a fully electrified building and due to the consistent avoidance of fossil fuels, the building is CO2-neutral in operation. The final energy demand is less than 50 kWh/m² per year. This means that the Anna Lindh Haus undershoots the requirements of the GEG reference building by around 70%.

The Anna Lindh Haus will meet the current requirements of the EU taxonomy. CA Immo is aiming for DGNB, WELL and WiredScore certification in platinum for the building. Completion of the Anna Lindh Haus is scheduled for the end of 2026.
