CA Immo holds topping out ceremony for ViE office building by the Donaukanal

On Tuesday Dr. Hans Volckens, member of the CA Immo Management Board, Erich Hohenberger, district director for Vienna Landstrasse and Frank Fercher, divisional head at STRABAG, marked completion of the structural shell of CA Immo’s latest construction project at Erdberger Lände, 1030 Vienna. The ViE office building, which spans approximately 14,700 sqm, is under construction next to the Donaukanal and opposite the Wiener Prater. It will be the final building block in the Lände 3 urban development project. The total investment is approximately €38 m, with completion scheduled for the summer of 2018.

According to Dr. Hans Volckens, Chief Financial Officer of CA Immo, “With ViE, we are developing a modern office building for our investment portfolio which will generate a professional atmosphere of open exchange thanks to its outstanding architecture and fittings – and all in a highly attractive location.” 

As Erich Hohenberger, district director for Vienna Landstrasse, reveals, “Overall development of the area is channelling the densely built-up third municipal district towards the Lände and Wiener Prater recreation areas. Convenience outlets and cafés – and, of course, the new residents and office users – will bring the neighbourhood to life. These factors combine to make this a very special site, and one that will benefit the entire area.”

ViE: attractive new working environment in central yet green location

Leading Paris-based architects Chaix et Morel et Associés are responsible for the striking design of the building, which is characterised by high transparency and vivid height gradation with seven (roof) terraces in total. The twin-level lobby at the heart of the building, the café, the serviced co-working zones and the grassy courtyard provide numerous places in which to meet and relax. A total of 800 sqm on the ground floor has already been let to the REWE Group, which plans to open a Billa supermarket. A separate entrance for people engaging in sports (with showers, changing rooms and bathrooms) completes the general areas of the building. As with all new buildings of CA Immo, stringent sustainability criteria will be observed in the realisation of this structure, which will be certified as a green building after completion.

Location and transport connections

With an unobstructable location on the Donaukanal, the city and the airport are just minutes away; it is a five-minute walk to the underground (U3, Kardinal-Nagl-Platz) and a 20-minute walk to Vienna University of Economics and Business. The location of ViE is also ideal for cyclists thanks to the nearby intersection of two national cycle paths; apart from the 71 car parking spaces, the building will have storage rooms for bicycles and ground floor washing facilities for sportspeople. The multi-storey car park next door has spaces for up to 1,450 cars. The Wiener Prater is a stone’s throw away thanks to a pedestrian and cycle bridge crossing the Lände in front of the building. 

The Lände 3 district

Since 2010, CA Immo has been developing the former Siemens site into a new urban district. Amongst other things, this has involved the modernisation of high-volume portfolio buildings. Anchor tenants for the district now include Robert Bosch AG and the Vienna tourist office. In 2016 CA Immo embarked on large-scale residential construction on the Lände 3 site, partly through a joint venture with JP Immobilien. The Laendyard Living project, which comprises roughly 500 apartments on two construction sites, will provide high quality units for buying, renting and investment. The ViE office building is being built on the last remaining construction site, on the corner of Haidingergasse and Erdberger Lände. The new building projects will be completed during 2017 and 2018.
