The first construction phase (WA 1), with 170 apartments (36 of which were funded by the Munich Model), was completed in less than two years. The architecture for this group of buildings was realised by the renowned and multi-award-winning Vienna-based Delugan Meissl Associated Architects, and stands out thanks to the modern and well-thought-out ground plans and the elegant façades with their boxy balconies. The spacious roof gardens, which will be available in part for shared and in part for exclusive use and which provide a breath-taking view over the city and through to the Alps, are unique.

The completion of the second phase of construction with a further 144 apartments is also gaining pace and already had its topping-out ceremony a few days ago. The architecture of this phase of construction stems from the Munich-based Robert Meyer Architects which picks up an old traditional Munich construction style with its façade of solid, fired clinker bricks in warm, earthy colouring, which make specific reference to the history of the site. Just as in WA 1, all apartments in WA 2 have already been sold. 

The architecture for the third construction phase (WA 3) also stems from a Munich-based architect Maisch Wolf and references the traditional Munich rendering. Dynamically rising horizontal lines, rounded-off building corners and covered balconies distinguish the character of this phase of construction. The 111 owner-occupied apartments (of which 7 are funded according to the Munich Model) of the WA 3 have also been sold already. In addition, there are still around 50 social housing apartments for rent. Construction has already begun. 

In Harvest 2016 the sale of the 50 unusual apartments in the final phase of construction in the quarter will start. In this phase of construction, in addition to the apartments, there will be a hotel and the 60-metre-high striking office building, Neo, with around 8,500 m² (91,493 ft²) after a design by the Amsterdam-based architecture firm UNStudio.

In the course of developing the district, the sports club ESV München Ost located on the land will receive a new sports hall with gym facilities. The dynamism of the development meant that the sports club had to move out of its old hall sooner than planned. Since the new hall cannot yet be built, CA Immo has provided the club with a modern temporary hall which it was already able to put to use.

In total, around 525 apartments for some 1,200 citizens as well as approx. 350 workplaces are being created on the site measuring around 131,000 m² (1,410,072 ft²) in Munich’s Berg am Laim district. The concept for the urban quarter will be rounded off by 2,000 m² (21,528 ft²) of floor space for social uses (e.g. nurseries), 2,400 m² (25,833 ft²) of sale space for local shops and the construction of the new sports ground for the ESV München Ost sports club measuring around 2,800 m² (30,139 ft²). The Baumkirchen Mitte quarter will be characterised by unmistakable, organic-looking buildings, its high-quality architecture and a high proportion of green space. Only a good 50% of the total area will be developed; the remainder of the space will be kept as a natural reserve and will be designed as a landscape park. This natural reserve, which will be established on specially fitted platforms, will be an urban nature experience for the residents of the quarter and the surrounding neighbourhood that is unique in Munich. But the section of the site that is developed will also impress, thanks to its high proportion of green space – even the roofs of the buildings will be available for the use of future residents as roof gardens.
