Ground-breaking ceremony for 220 rental apartments close to Erdberger Lände

As building work commences on its Wohnbau Süd residential complex, CA Immo has also initiated development of two neighbouring construction sites. By 2018, a total of 490 rented and owner-occupied flats will be built alongside the ViE office building in a prime central location adjacent to the Lände and Wiener Prater recreation areas.

The construction of 220 rental apartments and 142 parking spaces on Haidingergasse (southern construction site) has officially begun. Frank Nickel, CEO of CA Immo, Karl-Heinz Strauss, CEO of PORR and Erich Hohenberger, district director for Vienna Landstrasse, symbolically broke the ground for the project on Wednesday. By the spring of 2018, a residential complex comprising two south-facing buildings (with six and seven levels respectively) will be constructed in line with an architectural concept produced by BEHF. The apartments will range in size from 35 sqm to 110 sqm, and all will come with a private balcony and a terrace or garden. ÖGNI pre-certification confirming compliance with all sustainability criteria has already been obtained. CA Immo is developing the project for ESTRELLA Immobilieninvest AG, a property company of Karl Wlaschek private foundation; with PORR AG acting as general contractor.

According to Frank Nickel, CEO of CA Immo, “In 2009 we began transforming the old Siemens premises from an industrial complex into an office and residential site for the modern urban environment. The office location has already emerged, and we have successfully attracted some large and reputable tenants. Development of the project now moves on to the next phase, which will be characterised by mixed use. By 2018 we will develop a total of 490 apartments, and the ViE office building, on the three remaining construction sites on Erdberger Lände and Haidingergasse. It is already clear that living and working in close proximity to the centre of town, while enjoying views of green space, is a combination that attracts very high demand.”

As Erich Hohenberger, district director for Vienna Landstrasse, recalls, “CA Immo arranged a town planning competition in 2009, the motto being Erdberg by the water! The aim was to open up the heavily built-up city in the direction of the Lände and Wiener Prater recreation areas. The process of change that this prompted has also had a positive impact on neighbouring districts. I am also delighted that we are creating urgently needed living space on the site, and I would like to congratulate CA Immo and its partners on this successful project.”

An urban office, residential and retail blend

Early in 2010, CA Immo launched a large-scale development and restoration project on the former Siemens site in Vienna’s third municipal district. The aim of the project, entitled Lände 3, was to establish a contemporary blend of residential, office and retail usages. The main advantages of the third district are its excellent infrastructure connections (U3 underground line, airport link motorway and cycle paths), proximity to the city centre and a location close to the Donaukanal and Wiener Prater recreation areas. 

The project site, which comprises 5.5 hectares for construction, currently offers gross floor space of around 135,000 sqm. Robert Bosch AG has signed up as a tenant for the Silbermöwe office building, which was fully renovated in 2012 and spans approximately 17,500 sqm; the post office has also occupied more than 30,000 sqm on the site.

In addition to the 220 rental apartments making up the Baufeld Süd residential complex, CA Immo will commence construction of another residential building comprising 270 owner-occupied flats and investment apartments this autumn in a joint venture with JP Immobilien. Construction of the ViE office building, which will span some 13,800 sqm on Lände, will start at the same time; development of the entire site is scheduled for completion by 2018.
